Managing associate

Sarah is a managing associate in the real estate team in Guildford, and acts for a wide range of developers on nationwide strategic land purchases, sub-sales, mixed-use developments and disposals.

These transactions often involve drafting and agreeing complicated conditional contracts, option agreements and overage agreements. She has significant retail-based lettings experience and is a go-to solicitor for drafting and negotiating complex agreements for leases, acting for both landlord and tenant clients in the technology, life sciences and retail sectors. Sarah also regularly acts for tenants on lease renewals, as well as clients on borrower-side finance and refinance transactions.

Large development site acquisition

Acting for a property company on the unconditional acquisition of freehold land. The client made an application for planning permission for 120 residential units, with a view to selling the land with planning permission.

Complex purchase and sub-sale

Advising a developer client on the acquisition of freehold and leasehold land, and the simultaneous sub-sale to a housing association. The land had several complex title defects and the transaction involved multiple law firms.

Complex 1954 Act renewal lease

Advising a tenant client on the renewal of a 1954 Act protected lease for a property within railway arches.

Care home acquisition/refinancing

Acting for a client on a number of property acquisitions for care home developments, and also for a refinance of part of the care home property portfolio.

Technology advice

Representing a well-known independent VR game developer client on its head office lease, the largest letting in Guildford in 2022.
