Sarah is a partner and expert real estate disputes solicitor with broad experience across both the commercial and residential sectors, especially in high-value, complex matters. She is based in the firm’s London office.

Her clients are institutional landlords and investors (including pension funds), developers, ground rent investors (blocks of flats and some houses), high net worth investors and individuals, and smaller business owners and entrepreneurs. Sarah provides advice and deals with disputes in relation to a wide range of property matters, with a particular specialism in business leases and land and development disputes. She is experienced in resolving matters arising from Landlord and Tenant Act 1954 opposed and unopposed lease renewals, dilapidations, arrears and tenant insolvency, breach of covenants and enforcement including forfeiture.

I have nearly 20 years’ experience in real estate disputes, with a particular focus on the commercial real estate sector. Although I prefer commercial settlements to achieve a successful outcome for my clients, I have also litigated disputes up to the Court of Appeal level.

Sarah additionally handles matters concerning easements including rights of light, restrictive covenants (including modification and discharge), neighbour disputes (including boundary disputes), site clearance strategies for sizeable developments, TOLATA and other breach of trust claims. Her work also extends to professional negligence claims against property professionals.

Although her commercial clients prefer to settle disputes, including through mediation, Sarah has a strong track record in representing clients at tribunal and in the higher courts. Breach of trust claim

Dealing with a £5 million breach of trust claim for a landlord against a former statutory landlord, which went on for three years (including a pre-action mediation) and involved complex legal arguments and various interim hearings.

Nuisance claim

Handling a claim against Thames Water for nuisance for allowing a sewer to leak into the client’s commercial premises, which destroyed its tenant’s business, leading to a loss of rent claim of about £1 million.

Telecoms development

Acting for a landlord carrying out an extensive redevelopment of two buildings in central London, and the development of a rooftop bar in Hackney, in the removal of telecoms operators.

1954 Act development

Assisting a landlord carrying out a category A refurbishment of a central London retail unit which involved opposing the renewal of the business tenants’ leases on development grounds.

Breach of quiet enjoyment claim

Acting on a high-value quiet enjoyment claim involving landlord works at a shopping centre, which raised novel issues around loss of profit as a damages measure and required detailed expert evidence.
