Sam is a partner in the real estate team based in Guildford. He has significant experience and knowledge in real estate law and deals with a wide range of transactional commercial property matters.

He regularly acts for developers, landowners, property investment companies, landlords, tenants, sellers and buyers, on matters concerning land, office buildings, retail spaces and industrial premises. Sam’s expertise includes advising clients on UK-wide development, planning issues, acquisitions, and disposals of complex development sites. He acts for investor landlords and end users on commercial lettings as well as for borrowers and lenders in relation to the financing and refinancing of land and commercial property, and managing property disposals as part of larger corporate deals.

Sam is committed to providing clients with thoughtful, straightforward, commercial and practical legal advice and efficiently manages complex property and land transactions from start to finish. He joined Penningtons Manches Cooper in 2012 as a trainee solicitor. He qualified as a solicitor in 2014 and was made a partner in 2023.

Acquisition of airport

Acting on the acquisition of a working airport and airfields valued at over £10 million, and ongoing work relating to the management and lettings of the site to various occupational tenants.

Purchase of global headquarters premises

Dealing with the purchase of a 54-acre site development site for a premium British sportscar manufacturer, for the construction of a state-of-the-art technology campus, with automotive design, engineering and vehicle development and manufacturing facilities.

Sale of multi-let trading estate

Handling the sale of a fully occupied multi-let trading estate in Portsmouth, comprising 12 units of industrial space extending to approximately 54,213 square feet, producing a total income of circa £420k per annum.

Promotion agreement for new homes

Acting for a land promoter on the promotion of a nine acre site for a major new housing development of 89 homes, including affordable housing, and dealing with the subsequent sale to a national housebuilder.

Refinancing new build care home

Advising on the acquisition of a development site for a new build care home – subject to planning permission – and the subsequent £10.5 million refinancing of the site post-construction.

High value office lettings

Acting on lettings of Grade A office accommodation on two floors comprising approximately 12,300 square feet in Wimbledon town centre for an international travel business.
