Senior associate

Kerra is a senior associate within the real estate disputes team. She is an experienced property disputes solicitor who deals with the full range of commercial landlord and tenant disputes work, together with development and telecoms matters.

She has extensive experience in commercial asset management work that includes dilapidations claims, 1954 Act renewals, forfeiture, service charge disputes, rent arrears claims and disputes concerning the operation of break options. Her deep understanding of these areas enables her to provide effective and strategic advice to clients. Kerra also leads the real estate disputes team’s offering on property-related telecoms matters under the Electronic Communications Code for landowner clients. She advises on a comprehensive range of matters arising under the code – from providing tactical guidance on service of notices, through to dealing with the issues arising on removal of equipment and the reinstatement of former telecoms sites.

On the development side, Kerra regularly assists investor and developer clients with matters such as devising and implementing vacant possession strategies and complex and high value rights of light claims. Kerra is a member of the Property Litigation Association.

Section 30(1)(d) 1954 Act case

Acting for an institutional investor landlord client in opposed lease renewal proceedings under the Landlord and Tenant Act 1954 based on an offer of alternative accommodation made to the tenant.

Electronic Communications Code advice

Advising an investor client on its vacant possession strategy for proposed redevelopment of a site housing various electronic communications apparatus.

Rights of light advice

Advising a funder client on its strategy for reducing risk to its investment from rights of light claims – including input into complex drafting for the underlying transactional documents.

Recovery of substantial arrears

Acting for an institutional investor landlord client in connection with the administration of a commercial tenant. Full arrears owed to the client were recovered under the terms of the deal reached on lease assignment.
