James Hibbert

Associate

James is an associate in the real estate disputes team in London. He has particular experience in long leasehold residential property disputes, alongside expertise in building safety matters, including those related to the Building Safety Act 2022.

He is experienced in acting for a diverse range of clients, including institutional landlords, social housing providers, housing associations and private individuals. Specialising in all aspects of building safety work, including applications under the Building Safety Act 2022, James also has experience in dealing with disrepair claims, trespass matters, service charge disputes, forfeiture and possession claims.

I am an associate in the real estate disputes team. My priority when advising clients on dispute strategy, whether the matter is complex or straightforward, is to consider the commercial implications and ensure that any recommended course of action is both proportionate and aligned with client objectives.

James is a member of the Property Litigation Association. He studied law at the University of Manchester, before qualifying as a solicitor in December 2020. James previously worked within another Legal 500-ranked real estates disputes team, before joining Penningtons in January 2026.

Advising an institutional landlord on a series of enforcement notices served under the Housing Act 2004, including multiple improvement notices under appeal.

Housing association advice

Advising a housing association as to potential actions against a freeholder under the Building Safety Act to ensure inspections would be carried out for potential defects.
