Asta Asaka

Senior associate

Asta is a dual-qualified lawyer working as a senior associate in the residential property team in Guildford. She advises on all aspects of freehold and leasehold transactions including sales, purchases, transfers of equity and re-mortgages, the sub-division of land and the refinancing of property.

She has a particular focus on higher value properties for use as a home or as an investment and has significant experience in dealing with country houses. She works closely with other teams in the firm such as immigration, tax, private client and the commercial real estate practice, advising on various aspects of private property held by estates, trusts or separating spouses.

I focus on clear, efficient and thorough communication with my clients at every stage of the transaction when they are buying a new home or selling an existing one.

Asta is a member of the firm’s private wealth NextGen group and promotes diversity through the firm’s EMpower programme aimed at increasing the representation of Black and ethnic minority people in the legal sector. She qualified as a chartered legal executive in 2017 and then cross-qualified as a solicitor in 2019. Asta also has a master’s degree in law from the University of Vilnius, Lithuania.

Acting on a £3 million loan for two seaside properties with a combined value of £7.1 million. The loan was completed within three weeks of the initial instructions.

Large freehold property purchase

Acting on a £2.76 million purchase of a freehold property which comprised the main house (a listed building), an annexe, swimming pool, garage block including a summerhouse overlooking a lake and extensive grounds.

Deed of easement

Acting on a £1.9 million purchase of a five bedroom house in North Surrey on a well-established private estate managed by residents. Obtaining a deed of easement to resolve a lack of access issue.

Access rights for country house

Acting on a £1.9 million purchase of a country house with a private lake and outbuildings. Resolving issues relating to the insufficient access rights and boundary discrepancies.

Auction purchase of listed building

Acting on a £1.95 million purchase of a listed building at auction and completing the purchase within the tight deadline. Complex aspects included compliance with the title restrictions and dealing with a private road.

Terms for shared access

Acting on a £1.8 million purchase of a country house with a shared access and private drainage. Negotiating and agreeing the terms of the Transfer of Part that were acceptable to both parties.

Financing to cover purchase

Acting on the purchase of an idyllic family home in North Devon. The financing of the purchase price comprised four loans from three different lenders.
