Amy-Jane is an associate in the real estate litigation team, based in London, acting and advising upon a variety of contentious matters, including property and neighbour disputes, contract and franchise disputes, and debt recovery matters.

She deals with a variety of disputes, with a particular focus on residential real estate and social housing. Her case load regularly consists of matters such as boundary disputes, restrictive covenant disputes, rental repossessions and trespass, disrepair, neighbour disputes, adverse possession and disputes concerning rights of way. Her clients include private individuals, registered companies, and social housing providers. Amy-Jane has advocacy experience, having attended many County Court hearings on behalf of clients, including possession hearings and injunction hearings (for applications made both on a with and without notice basis). She has also completed an accredited mediation course with the London School of Mediators.

I am a real estate litigation lawyer specialising in residential property disputes, priding myself in finding pragmatic solutions for clients. I appreciate the importance of understanding each client’s key objectives from the outset of every matter. I ensure that these are at the fore when analysing their dispute, considering strategy and available solutions.

After starting her career in residential conveyancing, Amy-Jane moved into dispute resolution in 2017. She qualified as a Chartered Legal Executive in October 2020. Having worked at a firm in the Midlands for just over 10 years and seeking to focus her practice area on property litigation, Amy-Jane joined the real estate litigation team at Penningtons Manches Cooper in August 2023.

Adverse possession claim

Assisting a client in successfully overcoming formal objections raised at the Land Registry by their neighbours in a contested adverse possession claim.

Enforcement action

Advising the freeholder of a shared ownership property on its options in pursuing enforcement action against a shared owner in breach of covenant.

Estates dispute

Assisting on a case concerning a dispute between owners of significant neighbouring estates involving trespass, nuisance and contested claims for adverse possession.

Possession order

Obtaining a possession order against a tenant who had been unlawfully subletting a social housing property, including an order for the tenant to pay a significant sum to the landlord for unlawful profit made.

Parking spaces relocation

Advising the freeholder of a large block of residential flats as to their options in relocating parking spaces, demised to the leaseholders pursuant to their lease(s), to comply with fire safety recommendations.

Access to neighbouring home application

Advising clients faced with the threat of an application being made by their neighbour pursuant to the Access to Neighbouring Land Act 1992, requesting access to their home for the purpose of undertaking works.
