Shu is an associate in the real estate litigation team and is based in the Oxford office. She specialises in statutory lease extensions and enfranchisement under the Leasehold Reform, Housing and Urban Development Act 1993. Shu has also dealt with Right to Manage (RTM) claims under the Commonhold and Leasehold Reform Act 2002 and advised on the right of first refusal procedure under the Landlord and Tenant Act 1987 (as amended by the Housing Act 1996). She has experience in a broad range of contentious and non-contentious real estate matters including landlord and tenant disputes, boundary disputes, dilapidations, and Land Registry indemnity claims.

Shu advises both businesses and private clients including landlords, tenants, property management agents, residents associations and RTM companies.

She is a member of the Law Society and the Westminster & Holborn Law Society. In 2017 she reached the finals of the Young Professional of the Year in the Enfranchisement & Right to Manage Awards.

Recent work highlights

  • Completion of a group instruction of statutory lease extensions of a residential block in North London under the Leasehold Reform, Housing and Urban Development Act 1993 where the freeholder had sought to introduce more onerous terms, which were successfully resisted.
  • Settlement of a noise nuisance dispute by negotiating an early break from a commercial lease which allowed the aggrieved tenant to relocate and avoid further disruption to his business.
  • Assisting professional block management agents and landlords with their day-to-day management duties by providing regular and practical advice on issues such as dilapidations, ambiguous repairing covenants and recovery of rent arrears.
